Privacy notice
LAST UPDATED 10 OCTOBER 2026
This explains what I collect, why, who else sees it, how long I keep it, and how to have it deleted. It is written to be read, not to be skipped.
Who is responsible
Elia Rezzante, trading as Grimani Advisory — Vicenza, Italy. VAT number IT 04415810243.
I am the data controller. There is no data protection officer: I handle this myself, and you can write to me directly at elia@grimaniadvisory.com or on +39 342 856 0307. My full registered address is available on request.
What I collect
- If you download a guide. Your name, your email address, the country you are buying from, what you are looking for, and a budget range. You give me these in the form; nothing is taken without you typing it.
- If you write or call. Whatever you choose to tell me, and the contents of our correspondence.
- Automatically. My hosting provider keeps standard server logs — IP address, browser, pages requested — to keep the site running and secure. I do not read them, and they are not used for marketing.
This site sets no cookies, runs no analytics, and does not track you here or anywhere else. There is no banner to dismiss because there is nothing to consent to.
Why, and on what legal basis
- To send you the guide you asked for, and occasional notes about buying in Italy — on the basis of your consent, which you give by ticking the box and may withdraw at any time.
- To answer your enquiry and, if we go on to work together, to carry out the engagement — on the basis of steps taken at your request before a contract, and of performing that contract.
- To meet legal obligations on anti-money-laundering, tax and professional record-keeping, where an engagement actually goes ahead.
Who else sees it
- Formspree, which receives the form and forwards it to me.
- Google Workspace, which hosts my email.
- Netlify, which serves this site.
- Google Fonts, which serves the typefaces you are reading: your browser requests them from Google, and Google receives your IP address in the process.
- The professionals on a live engagement — notary, surveyor, accountant, lawyer — but only with your instruction, and only what they need.
Where any of these sit outside the European Economic Area, the transfer is covered by the European Commission's standard contractual clauses. I do not sell your data, rent it, or share it for anyone else's marketing. Not now, not later.
How long I keep it
- Guide requests and mailing consent: until you withdraw, or twenty-four months after you last opened anything from me, whichever comes first.
- Correspondence that does not lead to an engagement: twenty-four months.
- Records of a completed engagement: ten years, which is what Italian law requires of me.
Your rights
You can ask me to show you what I hold, correct it, delete it, limit what I do with it, hand it to you in a portable form, or stop using it altogether. You can withdraw consent whenever you like — it does not affect anything that was lawful before you withdrew.
Write to elia@grimaniadvisory.com and I will answer within thirty days. If my answer does not satisfy you, you can complain to the Italian supervisory authority, the Garante per la protezione dei dati personali, or to the authority where you live — in the United Kingdom, the Information Commissioner's Office.
If you are in the United States
I do not sell or share personal information as those terms are used in United States privacy laws, and I do not use it for cross-context behavioural advertising. The rights above are available to you on the same terms as to anyone else; just write to me.
Changes
If this notice changes, the date at the top changes with it. Nothing here is applied retroactively to data already collected under an earlier version without telling you.
